Once you have decided on the above, with the layout and inclusions you want, we will prepare the tender for your consideration.
Once the tender documents are complete and you are happy with the price and inclusions, we will send the tender for signatures. A tender fee of $10,000 is required to move to the next stage.
The first step before anything is ordering the Survey report. This report outlines contours, trees, services, and pathways. It is critical to the whole design process.
The second part of this is the soil reports. This involves soil testing of the block and provides designers with the necessary engineering requirements to help establish things like the footing detail required for the slab.
Once the Survey and Engineers Site Details is received, designers can begin drafting the plans and drawings for your new home. During this time estimating team will also be working in finalising all the site costs using the information gathered on the Site survey and Engineer’s site report.
At this point, we will prepare your HIA Building Contract
The next step is the preparation of documents required or approvals from the council. There are two types of approval.
The Development Application/Assessment (DA) or Complying Development Certificate (CDC).

Most Australian builders follow a five-stage building process recommended by the Housing Industry Association. We will explain the house-building process in detail to help you understand everything that you will go through if you opt to have your own home constructed.
Before the first slab is put on the ground, you are going to need to get the initial preparation and planning stages out of the way. Once you have purchased the land that you will be building your home upon, you will start deciphering your budget and creating a house plan. Now is the time to decide what you need and want. If you wish to expand for a double garage or a pool, you should reflect on this now instead of trying to retrofit it at the later stages of construction. With the planning phase-out of the way, let us take a look at the five stages of home construction.
In the first step, the land will be cleared, levelled and excavated (if necessary). Boundaries will be pegged and the concrete slab for your home will be poured. After this, plumbing pipes and electrical outlets that run through the concrete slab will be installed, as will retaining walls.
This stage involves the construction of a framework, roof, trusses, and windows. This will be done partially if your house has brickwork. Insulation and gutters also go in at the frame stage, as will conduits for electrical work or plumbing. This stage generally takes more time than the initial base stage.
During this stage, windows and doors will be installed and exterior walls will be completed. At the end of the lock-up stage, your house will be sealed to protect it from foreign elements. The construction will start to look more like a house at this stage. Make sure to check that all agreed lock-up terms on the contract have been met before making payments because lock-up payments make a significant percentage of the total cost.
At the fixing stage, all fittings, fixtures and appliances will be added. Electrical and plumbing work will be completed, downpipes and gutters will be installed, cornices, architraves and skirting boards will be added, kitchen benches and cupboards will be put in and shower mirrors, sinks, faucets, toilets, and mirrors will also be put in place.
A significant amount of construction takes place at this stage and it can take several weeks to complete. Before signing a contract with the builder, be as detailed as you can about what you want so that you are satisfied with the final result.
At this stage, the builder will work on the finishing touches. This includes painting, installation of the flooring throughout the home, any final plumbing or electrical work and final installation of appliances. At the end of the ‘finishing touches’ stage, your home will be ready for inspection.
Once the construction is complete, a date for a Project Completion Inspection (PCI) will be organised by your builder. In this inspection, you’ll walk through the completed home with your builder to see everything in your house and note any problems you may find. If there are no defects, both your builder and you will be required to sign on the official PCI document. If you note a problem, your builder will have to review and rectify it and then organise a second inspection. Then once you are happy, you can move to the next step.
This is the final step before you can move into your newly constructed home. You must make the final payment during the settlement phase and then you will be handed your home key and your dream of living in your home will be fulfilled.
These are all the stages involved in a typical home-construction project in Australia. You would need funds for construction and that money usually comes from a construction loan. The reason being, when you are building a house from scratch, a typical home loan isn’t suitable. Instead, it is better to opt for a construction loan because these loans allow the funds to be drawn down in line with each stage of construction so you are not paying money that you haven’t yet spent.
